What is the exact location of the Santa Lucia project?

The Santa Lucia project under construction is located on St. Lucia Street between house numbers 16 and 22, in Novi Vinodolski. The project location is in one of the most desirable parts of the city of Novi Vinodolski.

The Santa Lucia project is only 750m from the sea and the most beautiful beaches, 850m from the marina and shopping center, and 1300m from the city center (main square).

The Santa Lucia project consists of 5 detached residential buildings, with a height of 1st floor + 2nd floor (basement, ground floor, two floors), with 6 apartments in each building, or with a total of 30 apartments in the entire project.

Occupancy for Buildings 1 and 2 is planned for early 2026, and for Buildings 3, 4 and 5 for late 2026.

As part of the project, 29 outdoor parking spaces were provided in the courtyards of the buildings and an additional 4 spacious garage parking spaces located in Buildings 1 and 2.

A total of 30 storage rooms are provided in all residential buildings, or one storage room per apartment, and the purchase of a storage room is mandatory for each apartment.

Upon completion of the construction and furnishing of the buildings, the investor will prepare a condominium study for each building and register it in the land registry (conduct the condominium procedure) and obtain a use permit.

Apartments can be purchased through a loan, the buildings will be divided into condominiums with an obtained Usage Permit, which is the main prerequisite for lending.

If during construction, before the buildings are completed, you decide to purchase an apartment, you must first sign a Preliminary Real Estate Purchase Agreement and pay a deposit for the property in question. After construction is completed, condominium development is completed, and the Occupancy Permit is obtained, you must sign a Real Estate Purchase Agreement.

After signing the contract on the sale of real estate and the entire payment of the agreed purchase price, the investor is obliged to hand over to the buyer a tabular statement allowing the registration of ownership rights in the name and in favor of the buyer for the purchased real estate.

After the signing of the main contract on the sale of real estate and the entire payment of the agreed purchase price, the investor will invite the buyer to proceed with the handover of the real estate, during which he will draw up the Record of the handover of the real estate.

The buyer of an apartment in a new building does not pay real estate transfer tax, VAT is included in the price.

Timax real estate agency, as the exclusive sales partner of the investor for the Santa Lucia project, transfers the utilities to the buyer's name, without additional fees or costs.

Buyers of apartments in the Santa Lucia project are not required to pay an intermediary fee (agency commission) if they buy the property directly through the Timax real estate brokerage agency as the exclusive sales partner of investors for the Santa Lucia project.
